GAF Roof Replacement in San Diego: What to Know First

GAF roof replacement in San Diego typically runs $12,000 to $28,000 for a full tear-off and reroof on a 1,800-square-foot home, depending on which GAF line you choose and what’s underneath the old shingles. Most GAF replacements take three to five working days from tear-off to final cleanup. We’re an independent GAF service provider, not a factory branch, which means we’ll give you a written price before any work starts and we’ll never push a GAF product that doesn’t fit your house.

Call (619) 393-3877

This page is for San Diego homeowners who already have a GAF roof and need to know what replacement actually involves, what it costs, and what goes wrong that forces a full tear-off instead of a patch job. With San Diego’s marine layer, dry heat, and those punishing east county summers, GAF roofs age differently here than they do in, say, Seattle. We’ll walk through what that means. Call (619) 393-3877 and Greg Holloway or one of our techs will talk you through your roof’s condition honestly, with no pressure.

How GAF Products Fail and How We Fix Them

Every brand has its own fingerprints. After years of tearing off GAF roofs across San Diego, from Point Loma to Chula Vista and out toward El Cajon, we’ve learned exactly what to look for when an older GAF roof starts telling you it’s done. Here are the five failure patterns we see most often, and what we do about each one.

  • Timberline HDZ granule loss from UV breakdown. The Timberline HDZ is GAF’s most popular architectural shingle, and in San Diego’s inland heat, the asphalt layer cooks and releases granules faster than you’d expect by the 15-year mark. The tell is a dark patch on the shingle face where granules used to be, plus gritty buildup in the gutters after every rain. If you see that on more than 30% of the roof, patching individual shingles is false economy. The fix is a full tear-off, and we’ll upgrade underlayment to handle the next decade of heat.
  • Timberline Natural Shadow (discontinued) curling at the rake edges. The old Natural Shadow line had a thinner mat than today’s HDZ, and after 18 to 25 years, the shingle edges lift and curl, especially where roof framing meets the eaves. Once curled, the shingles channel wind-blown rain sideways rather than shedding it. This one isn’t repairable at scale. We replace the entire roof and inspect the decking at the eaves for rot that crept in while the shingles were failing.
  • Royal Sovereign 3-tab delaminating strip failures. The 3-tab Royal Sovereign was GAF’s budget line for years. The sealant strip between tabs breaks down, and the tabs flap loose in a Santa Ana wind event. A flapping tab cracks along its length, and now you’ve got bare asphalt exposed to sun and rain. We can replace individual tabs in the short term, but once 20% or more of the tabs have separated, the roof is past its service life and needs a full replacement. No point dumping money into an aging 3-tab that was only rated for 20 to 25 years to begin with.
  • Decking rot under GAF roofs with compromised felt underlayment. This is the one that surprises homeowners. The shingles look okay from the street, but the old felt underlayment has broken down, and moisture has been attacking the plywood decking underneath, particularly on north and northeast-facing slopes that dry slowly after fog. When we tear off any GAF roof, we walk the exposed decking board by board. Where we find rot, we replace the decking to meet current San Diego code. We put that in the written estimate before we start, so there’s no surprise upcharge at tear-off.
  • GAF Starter Strip and ridge cap misalignment from original installation. Some GAF roofs in San Diego were installed by crews who didn’t align the starter strips properly at the eaves, or who used field shingles instead of proper ridge caps at the peak. Over time, those weak points crack and expose nails. The nail heads rust, the holes widen, and now you have entry points for water exactly where the roof is most vulnerable. On replacement, we install GAF’s matching starter strips and ridge caps to line and code, which is what the warranty requires anyway.

Our GAF Roof Replacement Process

Every GAF roof we replace goes through the same careful sequence, and every step gets documented. It’s the Kingswell Way: say the price before the work, show up in the window we gave you, leave the place cleaner than we found it, put the guarantee in writing, and come back if anything fails.

  1. 1
Walkthrough and estimate. We inspect your existing GAF roof from the ground, the eaves, and the attic if accessible. We check for granule loss, decking damage, ventilation problems, and any flashing that’s separating. You get a written, line-item price before anyone touches a ladder. No negotiation games, no change-order ambush later.
  2. 2
Material selection. Most homeowners replacing a GAF roof chose another GAF line, often Timberline HDZ or Timberline UHDZ. But because we work with seven manufacturers including Owens Corning, CertainTeed, IKO, Atlas, Tamko, and Boral, you’re choosing what fits your home, not what happens to be loaded on our truck that day. If you want to shift brands, you can, and we’ll tell you what that does to your warranty coverage before you decide.
  3. 3
Tear-off and decking inspection. We strip the old shingles, underlayment, and flashing down to the decking. Every board gets checked. Rotted or water-damaged decking is replaced. This is where those GAF-specific failures above get found and corrected properly, not covered over.
  4. 4
Underlayment, flashing, and new shingles. New water-resistant underlayment goes down, followed by new drip edge at the eaves and rakes, new flashing at penetrations, and then the GAF shingles, starter strips, and ridge caps installed to manufacturer specifications. That part matters because a sloppy nail placement can void a GAF warranty before the first rain.
  5. 5
Final inspection and written guarantee. We inspect the completed roof with you, show you the finished product, and hand you the written guarantee before the crew leaves, not mailed to you later. If anything fails inside the guarantee period, the crew returns at no charge under the 365-Day Done Right Promise.

What GAF Roof Replacement Costs in San Diego

Here’s what San Diego homeowners can expect to pay for a full GAF roof replacement on a typical 1,800-square-foot single-story home, including tear-off, disposal, new underlayment, flashing, and all materials and labor. These are real ranges, not teaser numbers.

GAF Product Typical Cost (1,800 sq ft) What You’re Getting
GAF Royal Sovereign (3-tab) $12,000 $16,000 Budget replacement, 20-25 year lifespan
GAF Timberline HDZ $15,000 $21,000 Architectural shingle, 25-30 year lifespan
GAF Timberline UHDZ $18,000 $24,000 Thicker architectural shingle, better wind rating
GAF Slateline or Camelot $20,000 $28,000 Premium architectural lines with deeper profile

The price moves mostly on three things: the size and pitch of your roof, the condition of the decking underneath, and whether your San Diego neighborhood requires special materials or permits. Steep roofs take longer and cost more. So do two-story homes. Rotted decking adds $3 to $5 per square foot for replacement plywood, which we flag during the estimate and confirm at tear-off with photos so you see exactly what you’re paying for. The fastest way to get an exact number is to call (619) 393-3877 and have Greg Holloway walk your roof. Estimates are free, and the price we quote is the price we honor.

Why San Diego Homeowners Call Tilehurst Roofing San Diego for GAF Work

Most of the homeowners who call us have already been burned at least once. A crew that didn’t show. A price that changed at the door. A “repair” that lasted six weeks. That’s exactly who Tilehurst Roofing San Diego was built for. We’re a local member of the Kingswell family of roofing companies, founded in 2000, and every job we do follows the same simple rules. A live person answers our phones 24 hours a day, seven days a week. No voicemail, no callback queue, no “we’ll get back to you Monday.” You call, a person answers. That’s it.

Our technicians are background-checked and uniformed, so you know who’s on your roof and you know they belong there. The written price is in your hands before any work starts, always. The written guarantee is in your hands before the crew leaves, always. And if that repair fails inside a year, the crew comes back at no charge. That’s the 365-Day Done Right Promise, and it’s not a premium add-on. It’s how we’ve always worked. When you talk to Greg Holloway, he’ll tell you the same thing he’s been telling San Diego homeowners since he first brought his Los Angeles Trade-Technical College training down to San Diego: You’ll know the price before we touch your roof.
